Spot Rezoning Proposals

Council frequently receives rezoning proposals for consideration. In the preparation of the Draft Willoughby Local Environmental Plan 2009, Council has included the following applications for rezoning proposals.


47-51 Hinkler Crescent, Lane Cove West

Proposal by Department of Housing to review the existing low density zonings with a view to increasing the permissible dwelling yields.

The Council response is that the site location is not suitable for rezoning to permit additional density. For further details please view the  Residential Development Report - 1,871 KB.


 

33 Donnelly Road, Naremburn

Proposal by Department of Housing to review the existing low density zonings with a view to increasing the permissible dwelling yields.

This site and adjoining land are proposed to be rezoned - See information on Site 25 of  Residential Development Report - 1,871 KB.


246 and 246a Willoughby Road, Naremburn

Letters received by / on behalf of owners to rezone to permit medium density residential development

These and adjoining properties are proposed to be rezoned. – See information on Site 23 of the   Residential Development Report - 1,871 KB. 


1A -29 Bowen Street and 6-18 Moriarty Road, Chatswood

Proposal received from Lateral Corporation to permit medium density residential.   1A-29 Bowen are proposed to be rezoned – See information on Site 1 of the  Residential Development Report - 1,871 KB.


Lot H DP 30947 Castle Cove Drive (rear of properties at 329C and 329D Eastern Valley Way), Castle Cove

Request from an adjacent owner to rezone a small strip of Council land from open space to low density residential. The site is also proposed to be reclassified from community to operational land. Click here for the information on reclassification of Council land.

126 Greville Street, Chatswood

Rezoning application submitted by the Barana Group to rezone the acoustic laboratory site at 126 Greville Street Chatswood from Special Uses 5(a) (Acoustic Laboratory) to R3 Medium Density. The proposal included residental dwellings in buildings ranging from 4 – 6 storeys. Council refused the proposal on 1 December 2008 and a subsequent Local Community Liaison Committee has been formed to address issues relating to the site.

The Section 65 Certificate - 8 July 2009 issued by the Department of Planning (8 July 2009) instructed Council  to zone the site R2 Low Density Residential and E2 Environmental Conservation, consistent with the surrounding land.

Subsequently, the final  Section 65 Certificate - February 15 2010  issued on 15 Feb 2010 advised that this site should be zoned SP2 (Acoustic Laboratory) under the draft LEP.

Part Lot A DP 436343 Beaconsfield Road, Chatswood (Chatswood Golf Club)

Rezoning application from Chatswood Golf Club to rezone land from Private Open Space 6(d) to E4 Environmental Living to allow the creation of one single lot for a dwelling house at Beaconsfield Road

41 and 43 Oakville Road, Willoughby

Rezoning request from Woolworths (owner of Dan Murphy’s Liquor Store) to allow car park as an additional use on the site, which is zoned R2 Low Density Residential. Council has not supported the proposal but has included the additional use of carparking on this site for the purposes of public exhibition and obtaining community views on the matter.

83-95 Christie Street, Naremburn

Rezoning request from a property owner in Christie Street, Naremburn to rezone from low density residential to a mixed use zone.

Under the draft WLEP 2009 the land at 83-95 Christie Street, which is part of the Naremburn Conservation Area retains the low density residential zoning with medical centres and offices permitted as an additional use within Schedule 1. See the Council Report - 17 August 2009 for further details
