The following sets of maps divide the Willoughby Local Government Area into 8 different 'sheets'. Each sheet number under the headings below cover the same geographical area within the Willoughby LGA. For example, Land zoning map - Sheet 4 covers the same area as Height of building map - Sheet 4.

All maps are in PDF format, as required by the NSW Government.


Land Application Map

This map shows the land to which Draft Willoughby Local Environmental Plan 2009 applies, i.e. the Willoughby Local Government Area.


Land zoning maps

The Land Zoning Maps include all proposed zones for the City. The Land Use Tables within the written document specify which types of uses are permissible within each zone.


Height of building maps

The Height of Buildings Maps indicate the maximum height in metres (from ground level to the highest point of the building) which can be built on a particular land parcel. A few sites show the maximum height in Reduced Levels (RL), (Australian Height Datum).

Floor space ratio maps

Floor Space ratio (FSR) is the ratio of the total or gross floor area of a building (across all levels) to the site area. This determines how much development can occur on the site. There are some exclusions such as car parking floor area, and inclusions such as attic rooms.

For example, if a site is 1,000m² in area and has a maximum permitted FSR of 2:1, this means that the maximum gross floor area for a building would be 2,000m². (For the definition of gross floor area – refer to the dictionary within the draft LEP as well as Clause 4.4 Floor Space Ratio and Clause 4.5 Calculation of floor space ratio and site area.)

Dual occupancy restriction maps

Dual occupancy development (other than within an existing dwelling house) cannot be carried out on any land parcels coloured within the Dual Occupancy Restriction Map.

Lot size maps

Land can only be subdivided if the area of each allotment to be created by the subdivision will be not less than that shown on the Lot Size Map.

Land reservation acquisition maps

The Land Reservation Acquisition maps indicate land which is proposed to be acquired by a public authority, eg the Roads and Traffic Authority (RTA), Department of Planning or Council for the purposes of road widening, or State Government acquisition of Regional Open Space.

Heritage maps

The Heritage Maps show the locations of Conservation Areas, Heritage Items, Archaeological Items, and Landscape Items.

Acid sulfate soil maps

The Acid Sulfate Soil maps identify different classes of land to ensure development does not disturb, expose or drain acid sulfate soils and cause environmental damage.

Foreshore building line maps

These maps show the location of the Foreshore Building Line (FBL). Development is restricted between the FBL and the water body.

Note: the location of the FBL is the same as that currently within Willoughby Local Environmental Plan 1995.

Special provisions area maps

The Special Provisions Area maps highlight sites with particular development control provisions. These areas are detailed in Part 7 of the written document. It also includes areas which are subject to the Affordable Housing Provisions within Clause 6.7.
