Bushfire prone land is land that is considered at heightened risk of suffering a bushfire due to its proximity to a bushfire hazard or inherent ability to support a fire. This includes areas known as buffer zones that may be affected by fires due to embers and radiant heat.
If a property is classified as bushfire prone then it is subject to different development guidelines to other properties. This is to ensure that the building is made as fireproof and safe as possible to decrease the damage done in the event of a fire.

Properties close to bushland are generally located on bushfire prone land. Properties within the buffer (which can be between 100 metres and 30 metres depending conditions) are also counted as bushfire prone: Bushfire Prone Land (788.48 KB)
